The story on how it happened

K, this is the story on how we got the house verbally and why we are in the process of getting it down on paper.

So on Sunday the 12th of Oct. 2008 my husband (the wonderful man of a calculator he is) dicided to tell me that we couldn't afford a home financially. Which bummed me just a tad, (i'm pregnant, I guess tad is an exauration). Then he did some more math and after I had started to accept the fact, he threw another curve ball at me saying his math was off the first time and apparently we could afford a house. At which time the spirits lifted and moments later became disheartened, cause he said he forgot a few expenses. (At which time I told him to shut the trap and quit doing math on Sunday and get ready for church) "I'm pregnant and I can't handle the flip-floping!" he did so and was forgiven. we went to church and after dinner at his mom's (who has willingly cooked Sunday dinner for the last 2.5 years. which makes my record a haven't cooked a Sunday dinner the entire time we've been married. Yeah for me!

So my husband was a little leary of looking at homes on Monday Oct. 13, but I told him lets at least look at what is out there at the lower prices. So we ran across about 5 that we liked and were willing to make low-ball offers on. The current one we are working on is the one we liked the most. we wrote and signed an offer for the home and offered them 70,000 asking for 3% down on closing and a home warrenty and closing on Nov. 24, due to holiday times.

Well on Oct. 14, tuesday our realtor called us and said that the listing agent (the person listing the house, working for the bank) called her and said that he would much rather see a family get the home than an investor and that he had submitted our offer that morning and had just recieved an offer from an investor and he was hoping that the bank would repond soon so he wouldn't have to submitt the investors offer, well the bank was slaking and he had to submitt the investors offer. so when we got the e-mail that said "Due to multiple offers recieved, Give us your highest and best offer." my husband and me started to think about it and he went into calculator mode. I told the realtor to go ahead and deal with one of her sellers (cause she had just received an offer on one of her listings.) While she was on the phone, she gottta call from the listing agent on our house and through a series of call backs she found out that the investor had probably said his original offer was his standing offer, and the bank was willing to counter us back at 74,900 and paying 3% for closing. we told her we would take it. She said she had already told the other agent that we would. (She knows us to well, plus we were discussing of offering 80,000 for it. we save 6k.). So verbally we had a home, at 5:00 pm on Tuesday Oct. 14, 2008.

On wed. Oct. 15, 2008, our steady and very patient realtor waited for the listing agents to send her the addendums (paperwork, to make it legal). The poor woman was told she would have them by noon, and didn't get them till 3-3:30 at which point she flew to our house and we signed and initaled more papers. To make the sale paperly legal.

Sorry about my long windedness I had to cover 4 days, I'll try to stay more updated.

I'm sure this is how our realtor feels after dealing with us. lol.
